Chapter 3: Closing the Deal

Research comparable sales. Properties typically have 10-15% negotiating room below the asking price. Include conditions: satisfactory survey, mortgage approval, and visa approval.

Sign preliminary agreement with 10% deposit in escrow. Lawyer reviews property title for liens, debts, ownership disputes, community fees. Timeline: 2-4 weeks.

10: Completion & Handover

At the notary, sign the property deed (Escritura) and become the legal owner. Final payment transfers. Takes 1-2 hours. Collect keys once deed registers (4-8 weeks).

11: After-Sales Services

If renting, property management handles bookings, guests, maintenance, and payments. 35% commission (holiday) or €200-€400/month (full). You collect income, we manage everything.

12: Relocation Assistance

We guide: NIE number application, Spanish bank account, residency paperwork, and community integration. Settling in is half the move; we make it the easier half.
